IULIUS, one of Romania’s leading real estate developers, has partnered with Foster + Partners, a globally renowned architecture firm, to implement two transformative urban regeneration projects in Iași and Constanța. These groundbreaking initiatives represent investments exceeding €800 million, aimed at redefining urban landscapes with sustainability and innovation at their core. In Constanța, a 38-hectare industrial site, formerly an oil terminal inactive for over a decade, will undergo a comprehensive decontamination process to restore the land and integrate it into the city’s urban fabric. The project will include office spaces, retail hubs, entertainment areas, educational and cultural facilities, a botanical garden, and public spaces like a fresh market and an aqua park. This redevelopment is poised to position Constanța as a strategic economic and cultural hub, attracting both residents and tourists throughout the year.

Meanwhile, the Palas Iași complex, a landmark development with over 22 million visits annually, will undergo significant reconfiguration to expand its retail area to 80,000 sqm. Foster + Partners will oversee the redesign, blending green spaces with premium shopping, dining, and entertainment experiences while preserving the cultural heritage of the iconic Palace of Culture. These projects, marking Foster + Partners’ debut in Romania, are expected to set new standards for urban regeneration through sustainable and functional architectural solutions tailored to community needs.
