One United Properties expands the Floreasca series with One Floreasca Sunset, a residential complex with panoramic views
The new project strengthens the company’s presence in northern Bucharest and stands out through its location, unit mix, and integration of green spaces, targeting the premium segment.
One United Properties acquired a 9,045 sqm plot on Strada Barbu Văcărescu, between Floreasca and Tei Lakes, for the development of One Floreasca Sunset, a premium residential complex that will complement the existing One Floreasca series. The new project follows One Floreasca Lake, One Floreasca City, and One Floreasca Towers, consolidating a strategic presence in the northern area of the capital.
One Floreasca Sunset will comprise two building volumes, with heights of 3S + P + 13E + 14 duplex floors, and a total built area of 29,138 sqm. The residential component includes 221 units of various typologies—from studios to four-bedroom apartments and penthouses—all with terraces or balconies overlooking the lakes and green spaces. The project also integrates 1,172 sqm of commercial space, 981 sqm of offices, and 156 sqm of administrative space, along with sports facilities for residents.
The location offers direct access to public transport and major thoroughfares, while proximity to the lakes and Verdi Park adds urban and recreational value. The complex will include 361 parking spaces, 20 of which are outdoor, with infrastructure for electric vehicles, and modern technical solutions including VRV air conditioning and nZEB compliance.
The project, expected to be completed in 2028, has a gross development value (GDV) of €135 million and targets the upper segment of the residential market, reinforcing the company’s strategy to invest in mature urban locations with sustained demand and existing infrastructure.
