Genesis Property Appoints Cătălin Niculiță as Leasing Manager to Support the Occupancy Strategy of the West Gate Campus

Genesis Property, a Romanian office building owner, has appointed Cătălin Niculiță as Leasing Manager at a time when the local office market is undergoing an adjustment phase following the changes generated by new working models.

Niculiță has nearly two decades of experience in real estate and has worked across several segments of the property market, including residential, industrial, retail, and shopping centers. In recent years, he has focused on the office sector. Previously, he held management positions at the developer Atenor, where he worked with tenants from sectors such as banking, telecommunications, and IT.

In his new role, he will contribute to the occupancy strategy of the Genesis Property portfolio, with a focus on the West Gate Business District campus in western Bucharest. His objectives include strengthening relationships with existing tenants and attracting new companies at a time when office space owners are trying to respond to the evolving requirements of companies and employees.

According to the company, the office leasing market is moving toward a period of stabilization after the fluctuations of recent years. Demand trends are influenced by how organizations adapt their workplace policies and by the growing interest in buildings that offer additional amenities for employees.

Genesis Property owns, among others, the West Gate Business District and YUNITY Park campuses, projects developed by entrepreneur Liviu Tudor. These developments include office spaces, green areas, and facilities designed for both professional activities and relaxation.

Niculiță’s appointment is part of the company’s effort to strengthen its leasing team at a time when building owners are striving to maintain occupancy rates and respond to demand for spaces adapted to hybrid work models. In the medium term, the evolution of the market will depend on the pace of economic recovery and on how companies define their space requirements for employees.
