VGP strengthens its position on the Romanian market by launching two new parks Brasov & Bucharest

VGP Park Bucureşti

VGP, the pan-European provider of high-quality logistics and semi-industrial real estate, strengthens its position on the Romanian market by developing new locations in Bucharest and Brasov. At the European level, the Belgian developer ended the pandemic year 2020 with a record net profit of 370.9 million euros, and no less than 33 projects under construction, two of which in our country. At the same time, VGP continues its investment projects in green energy production, and aims to achieve carbon neutrality by 2025.

”The past year was transformative for VGP in many ways. Despite unforeseen challenges, we created an equity base growth from €700 million last year to €1.3 billion today as we outpaced many trends and significantly increased the number of mostly pre-let projects under construction driven by strong lease growth. Looking ahead at 2021, we are seeing the same strong operating trends continue, leaving us convinced that this can also be a good year”, said Jan Van Geet, CEO of VGP.

In Romania, VGP started in November 2020 the construction of a new logistics park – VGP Park Braşov – on the land of 390,000 m² allocated to the park, and in March 2021 VGP announced the acquisition of an area of 250,000 m² in the north of the Capital.

VGP Park Bucharest (North), with its strategic location, marks the entry of VGP into the Bucharest market

VGP Park Bucharest will be developed on a plot of approx. 250,000 m² and will have a total potential rental area of approximately 120,000 m² divided into 4 buildings. The park offers flexibility to future tenants in terms of design and customization options.

VGP Park Bucharest is located in the northern part of the Capital, placed exactly at the intersection of the A3 motorway with the Bucharest ring road. With direct access to both, it is ideally located to ensure easy access to the city center and the perfect connection for distribution in & around Bucharest and to the north via the A3 motorway to Ploiesti & Brasov. The construction of the first building, with an area of 28,000 m², will start in the mid-year 2021, and delivery to the first tenants is scheduled for December 2021.

”We are very pleased to have acquired this strategically located land plot near the Romanian capital and thereby to enter Bucharest market as well. With this new park, we can offer high quality & sustainable premises on a top Bucharest location”, said Adrian Crizbasianu, Country Manager of VGP Romania.

VGP Park Brasov, launched in Q4 / 2020, will serve Brasov and neighboring counties

VGP Park Brașov is developed on an area of approximately 390,000 m² and will have a total potential of 180,000 m² available space for rent. The logistics park is located adjacent to the city and the ring road of Brașov and has direct access from the national road E68 to Sibiu, being very close to the connection with the future A3 Bucharest-Brașov-Sibiu highway.

The first building, with an area of 9,400 m², is planned to be put into use in the middle of this year. Fildas Trading was the first confirmed tenant within VGP Park Brașov, currently, the first building is fully leased, as a second ITC Logistic Romania has been confirmed for the remaining space.

VGP plans the start in 2021 of the construction of the second hall in Brasov, with a lettable area of almost 30,000 m². The new hall will also have the flexibility to accommodate small and medium-sized spaces to meet the requirements of the local market for such spaces.

”We are delighted that we have started the works for VGP Park Brașov and we have the opportunity to offer our customers a first-class logistics park, in a top location and we are happy to announce that our new park has been already validated by tenants from both pharma and logistics sectors”, said Adrian Crizbasianu, Country Manager of VGP Romania.

VGP’s sustainable strategy: BREEAM certification for all VGP buildings, green energy production and VGP Foundation

VGP has also set its goal of certifying all new buildings to be built with a minimum level of BREEAM (Building Research Establishment Environmental Assessment Method) Very Good certification.

The medium-term goal is for the company to achieve carbon neutrality by 2025. In addition, by 2030 it is desired to reduce greenhouse gases by 50%.

Jan Van Geet, CEO of VGP, stated: ”Our commitment to becoming carbon neutral by 2025 is a very personal concern for me. I want to realize the necessary changes that are in our hands now to best preserve existing resources for future generations. I am also convinced that all our actions towards a more sustainable future will have a positive impact and strengthen our ties with all our stakeholders such as tenants, municipalities, investors, business partners, and employees.”

The Belgian group launched in 2020 VGP Renewable Energy division, responsible for the placement on the roof space of VGP parks of photovoltaic systems and modern energy technologies. VGP currently has an installed green energy production capacity of 42.5 MWp and the installation of an additional nominal power of 53.3 MWp in the pipeline. VGP supports its customers who want to make their business more sustainable. Thus, the Belgian group offers those interested in consulting in the management of production and intelligent use of energy, but also a modern infrastructure with green electric and hydrogen charging facilities.
